HOME INFORMATION PACKS

What's in a Home Information Pack?

The Home Information Pack contains important information that buyers and sellers need to know. The Home Information Packs have been implemented on a phased basis, which started on 1 August 2007. Packs are now required by law for the sale of four bedroom properties and above – with three bedroom homes requiring one from the 10 th September.

Compulsory items

The following compulsory documents must  be included in a Home Information Pack, which will all be organised for your and packaged accordingly.

 

•  Home Information Pack Index

•  Energy Performance Certificate

•  Sale Statement

•  Standard Searches

•  Evidence of title

•  Additional information for leasehold and commonhold sales, where appropriate

 

The Pack charge

At Clarke & Co. we are striving to make the process of selling your home as easy as possible and have therefore arranged the following options for payment:-

          •  Payment up front option ranging from £295 + vat to £299 + vat

OR

          • ‘No Sale, No Fee’ option, so that you have no threat of cost unless the transaction completes £425               + vat
